End-to-end electrical fit-out of a second-floor open-plan office — lighting design, 88 data outlets, BS 5266 emergency lighting and a commissioning PAT of every appliance the tenant brought in.

Problem
The incoming tenant had three weeks between lease completion and move-in day. The existing fluorescent lighting was obsolete, the comms cabinet was a cable spaghetti, and the previous occupant’s emergency lighting had never been drain-tested.
Solution
Designed a CIBSE LG7-compliant LED layout with 320 lux across the open plan and 400 in meeting rooms. Ran 88 Cat6a outlets back to a new 24 U cabinet. Installed self-contained BS 5266 emergency luminaires on every escape route, commissioned the system and issued the log book. Finally PAT-tested 140 tenant appliances on move-in day.
Outcome
Completed in 18 working days, two days ahead of the tenant’s move-in date. Lighting, data, emergency lighting and PAT all on one invoice with one project contact.
